Although treating your fence with paintable and sprayable products helps preserve its appearance and adds extra protection against the elements, the most vulnerable areas are the ones you can't see, the parts of the fence posts buried underground.

The Cause

Fence posts underground are exposed to the ideal conditions for accelerating rot, and even posts that have been pressure treated with modern wood preservatives can still be vulnerable. Wooden fence posts often begin to rot at ground level, and this can happen surprisingly fast, especially in damp, poorly drained conditions. As a result you might find yourself needing to replace your expensive fence after just a few years.

Here are some of the conditions which cause the post rotting:

Moisture – When fence posts are installed in the ground, they become exposed to moisture from rain, groundwater, or even condensation. The wood absorbs this moisture, causing it to rot over time.

Lack of Air Circulation - underground there is little airflow around the wooden posts. This lack of oxygen promotes the growth of fungi and bacteria that break down the fibres of the wood causing rot. Without any air circulation, the wood cannot dry out which creates an ideal environment for rot to thrive. 

Soil Conditions - certain soils hold more moisture than others. Compacted or clayey soils can trap water around the post, speeding up decay. While sandy or well-draining soils allow for better water flow, moisture can still build up over time.

Microorganisms - soil contains microorganisms, such as fungi and bacteria, that break down organic matter. When a fence post is placed in the ground, these organisms can invade the wood, causing it to rot.
